The single most expensive mistake at this stage is trusting a number somebody else gave you. Property managers overestimate their own buildings, and an operator trying to offload a slow location will do it enthusiastically. Go to the site at the hour that matters — lunch in an office, evening in an apartment building, shift change in a plant — and count.
